What is the difference between planning permission and building regulations?
Building regulations ensure minimum standards for design and construction and cover areas such as health and safety (i.e means of escape and smoke detection), energy (insulation), accessibility (stair heights and level access). Planning is more about the appearance and covers things such as land use, landscape and highways. For most projects, separate permissions will be required for both.

Building Control Fees
The fee varies depending on the size and complexity of the project and the local authority. For simple extensions, fees are usually around £600 - £800 for full plans approval and inspections.

Structural Engineers Fees
The fee will depend on the complexity of the project. For simple extensions fees are usually £500 - £700 +VAT.
